If you have been following our videos over the years, HandyANDY is always touting the importance of proper caulking with premium materials. Sadly this situation with this home is one oft repeated around metro atlanta: clients pay for work and it’s either not done properly or not done at all! All of the damage seen here would have been prevented with proper caulk and paint.
These window sashes, the square wooden section that frame the top & bottom window squares, are typical windows. Other options we will see are either vinyl windows or aluminum clad. Each sash is pinned or tenioned together in 4 places creating a small groove at each joint. If these joints aren’t properly caulked water will gradually enter and rot out the sash. Most painters won’t take the time to caulk these..unless a homeowner forces them to….and, at best, these points are temporarily sealed over with paint. They look great when you freshly painted and you hand over a check to the painter but the paint will crack open fairly quickly and the windows will gradually rot as you can see here. Proper caulking with products like SW Sheermax or PPG Topgun 4000 will go a long way towards protecting these windows and your largest investment!
It’s a great idea to walk the exterior of your home a couple of times a year to catch little things before they become expensive. The whole stitch in time adage really applies to your home. We’re all so busy that few of our clients pay attention to the exteriors of their homes until they either notice something falling off of it or they get a letter from their HOA asking them to paint or repair. As you look around the exterior of your home, look for the black on your home as you will see in this video. “Black” is usually a crack or gap in the caulk, a split in the wood a void or rot and all of it needs to be addressed and repaired. The exterior of your home is really the armor to your home and the first line of defense against Mother Nature. Gaps along windows is going to cause rot over time and we’d rather see you spend a little money on caulk than the 1,000s it will cost to repair the damage you see here.

Most companies don’t have the skills required to do the work and there is more money to be made in replacing all of your windows. If you are looking at replacing all of your windows, do yourself a favor and avoid the cheap vinyl windows. Just know that HandyANDY can repair most anything….we break out our tools and will make our own parts on site.
The front of the house here take the most sun and weather exposure and the windows here are in the worst shape. We will caulk all of the windows and repair whatever needs to be fixed. We will spot paint a few of the windows now that really need it and provide the client pricing to return to repaint everything at a later date. Avoid spray painting your windows as the seal between the mullion and glass on the window is broken when the painters scrape excess paint off the glass which then leads to wood rot. The mullions are the small strip of wood that holds the window glass in place and we routinely replace these with custom cut materials.
Our business is one of connect the dots….it’s all cause and effect. If the edges of the fascia boards on this home had been back-primed and properly caulked, you wouldn’t see the splits and rot we found here in the two front gables. Every replacement piece of wood HandyANDY installs is back-primed, sealed & primed on all edges prior to our craftsmen installing them. We angle cut every piece of trim to provide a better fit and to allow any water to escape to the front. Horizontal cuts like those seen at the front door in this video, gradually cause more rot as the water is trapped in the cut, leading to fungi growth & it’s resultant rot. Angle cuts and back-priming prevent this.
Chimneys are often the hardest hit portions of our homes. When you hear birds pecking at the chimney, they usually aren’t looking for a new home…that’s an after thought. The birds hear insect activity inside the wood and stop in or a meal. We will will need to replace all 4 of the corner boards on this chimney.
It’s a really good idea to maintain 2′ clear all around the perimeter and roof of your home. Doing so will avoid some of the damage seen here, like the left side window to the left of the electric meter.
